Our proposals
An outline planning application has been submitted. This aims to confirm the principle of the redevelopment of the industrial estate and how it will meet local planning policy. It includes:

Remediation of contaminated land

Removal of asbestos

Quantity of new floorspace

Height of new buildings

Access for pedestrians, cyclists and vehicles

Improving the public street frontage along Lincoln Road

Careful design of the boundary with the Lincoln Way residential area

Areas which will be landscaped

The environmental aspects of the proposal are also being assessed, including traffic, air quality, noise and ecology.
The outline planning application will not cover the specific design detail of the buildings that will eventually be constructed. A Parameter Plan shows the amount of development, its maximum size and points of access. In addition, illustrative site layouts show how the development could be accommodated on the site in the future.

After the outline planning stage, more detailed proposals will need to be prepared as ‘reserved matters’ and tailored to the needs of the specific businesses that would take space here. The reserved matters application(s) which will follow the outline stage are not the subject of this consultation process and the forthcoming planning application. These more detailed proposals will include the final design of the new buildings.
