Setting

The industrial estate is a brownfield site that was developed in the 1970s and is in need of regeneration. It fronts onto Lincoln Road and is surrounded by established commercial, industrial and retail uses to the north, west and south. To the east lies the Lincoln Way residential area.

 

Access for pedestrians, cyclists and vehicles is via Lincoln Road. There are good public transport options including buses on Lincoln Road (377) and Great Cambridge Road (217, 231). Nearby Overground stations include Southbury and Bush Hill Park.

Planning context

The Martinbridge Industrial Estate is located in an area which is allocated as Strategic Industrial Land in the London Plan. In this location, planning policies support industrial, logistics and related uses that support the functioning of London’s economy.

 

The industrial estate is also allocated for redevelopment in Enfield Council’s Local Plan. The aim of this policy is to unlock the potential of the site, including increasing the amount of floorspace to make the best possible use of the limited land available for industrial purposes.
